Rothay House is an upside-down house: two rooms are on the ground floor and one room is on the first floor with the dining room. We are just off the main road on the one-way system as you come into Ambleside, a five-minute walk to the town centre. For room sizes please see our access statement. There are steps up to the front door.

We have a strict no-smoking policy in all rooms and also the grounds. Anyone found to be smoking will be asked to leave and be charged one extra night, in line with our terms and conditions. Smoking is allowed on the bench by the front steps and on the balcony with the door closed.

Rooms are available from 3.30pm. If you wish to arrive early, cars may be left in our car park (if space is available) while you look around Ambleside — please let us know. You can also ring the bell, and if the room is ready we do allow check-in then.

Rooms must be vacated by 10.30am to allow servicing for incoming guests. Cars can be left until 2pm.

Served from 8.15am to 9.15am seven days a week, in the dining room. An early breakfast can be arranged on request.
